Ceetrus is the real estate investment company owned by the Mulliez family, holding a EUR 7.2 billion portfolio of over 200 commercial properties across 9 European countries. Nhood operates as the property services company within this ecosystem, managing those assets, alongside third-party properties across 11 countries in Europe and West Africa, to drive operational performance, sustainability, and long-term value.
Sustainability is not a compliance exercise for Nhood. It is central to how they define good asset management. With European energy regulations tightening and decarbonisation commitments growing in importance, Nhood identified a clear opportunity: to move beyond conventional monitoring and use analytics to surface efficiencies their existing tools had not been able to reach.
This Nhood Ceetrus case study covers how a single pilot at Drumul Taberelor in Bucharest uncovered EUR 34,293 in savings that conventional monitoring had missed entirely.
The Challenge
Drumul Taberelor is a large mixed-use commercial complex in Bucharest, home to an Auchan superstore and a wide range of retail tenants. The site operates with a cloud-connected building management system, giving the Nhood team strong remote visibility of equipment behaviour and near real-time data across the building.
The challenge Nhood recognised is one shared across the industry. Having visibility of how a building runs does not automatically reveal where it is losing energy, which equipment is operating outside optimal parameters, or which inefficiencies are quietly compounding cost without surfacing as a visible fault. Good performance and full optimisation are not the same thing, and the gap between the two is exactly where analytics operates.
Nhood chose Drumul Taberelor as the pilot site precisely because of its performance record. Deploying analytics at their strongest asset set a high benchmark and the right starting point. If Bueno could surface meaningful value here, the case for a portfolio-wide rollout would be well founded.
The Journey
The Nhood Cetrus case study pilot ran as a proof of concept from October 2025 to January 2026. Bueno connected to the site’s existing building management system via API, integrating more than 1,000 data points across HVAC, metering, and building systems. Once access was established, deployment and integration were completed in under a week, with building performance data flowing into the platform every five minutes across all connected equipment.
The full Bueno platform was deployed across Energy Management, Data Driven Maintenance, and Building Optimisation modules. From connection, the platform began surfacing prioritised, evidenced insights, each with an estimated financial impact, giving the Nhood team a structured and actionable view of performance that their existing monitoring had not been able to provide.
The depth of the analysis is what made the difference. Rather than surfacing alarms, Bueno applied AI and machine learning to identify root causes behind consumption anomalies and equipment behaviour that conventional monitoring would not have caught. Issues identified included continuous RTU operation, outside air dampers not opening to the correct positions, lighting circuits running 24/7, short cycling, and inefficient compressor operation in heating mode. Each was evidenced, quantified, and prioritised for action through the platform’s workflow tooling.

The Nhood Ceetrus case study pilot also reinforced the importance of structured data integrity alongside the analytics. With site data health reported at 80% across 1,017 connected points, the platform maintained a clear audit trail for every insight and action, giving the team the confidence to act on what the data was showing.
The shift went beyond individual savings. The Nhood team moved from reactive monitoring to proactive, prioritised action, with root cause analysis provided for each issue rather than a simple alert. That combination of depth, structure, and workflow is what allows a well-managed building to perform better, consistently and at scale.
Strategic Impact
The Drumul Taberelor pilot gave Nhood and Ceetrus a well-evidenced foundation for a portfolio-wide analytics strategy. Six additional Romanian sites have been secured for expansion, with Nhood embedding continuous building optimisation as a core component of their property management offer across the Ceetrus estate.
The rollout is now extending beyond Romania, with deployments complete across Italy, Poland, and France. A single, well-designed pilot at one of their strongest assets is informing how Nhood approaches performance across their entire European portfolio. Next Steps
The next phase includes rolling out data-driven maintenance automation at Drumul Taberelor and the additional Romanian sites being prepared for expansion. Beyond Romania, the partnership with Bueno is extending into multiple European markets, applying the same continuous optimisation model to assets of different scale, age, and energy profile.
