LEED certification, short for Leadership in Energy and Environmental Design (LEED) certification, is the world’s most widely used green building rating system. It’s developed by the U.S. Green Building Council (USGBC) and verified through the Green Building Certification Institute (GBCI), and it recognises buildings designed, built, and operated to reduce environmental impact, cut energy and water use, and improve occupant health. Who administers LEED certification, USGBC or GBCI?

Two separate organisations are involved. The U.S. Green Building Council (USGBC) develops and maintains the LEED rating system itself, deciding what credits exist and how they’re weighted. The Green Building Certification Institute (GBCI) is the separate body that actually reviews individual projects and awards certification, acting as the independent verification arm so USGBC isn’t grading its own projects.

How does LEED certification work?

A project earns points across several sustainability categories, and the total point count determines which of four certification levels it achieves. The more points earned, the higher the certification level, with Platinum representing the most points and the most demanding achievement.

Points are distributed across several categories, each covering a different aspect of a building’s sustainability performance, from energy use through to where the building is located.

Energy & Atmosphere is consistently the single largest category, which is why energy performance tends to be the deciding factor between a project landing at Certified versus reaching Gold or Platinum.

Does LEED certification expire?

It depends on the pathway. LEED BD+C and LEED ID+C certifications are awarded once, at the point of design and construction completion, and don’t expire in the way a licence does. LEED O+M is different, since it certifies a building’s ongoing operational performance, it must be recertified on a renewal cycle, typically around every five years, using current, verified data rather than the original design assumptions.

How does LEED certification compare to BREEAM?

LEED and the Building Research Establishment Environmental Assessment Method (BREEAM) are the two most widely used green building certification systems globally, LEED originating in the United States and BREEAM in the United Kingdom. Both reward similar territory, energy performance, water use, materials, and indoor environmental quality, but they use different scoring structures and credit weightings, and each tends to be more prevalent in its home region, though both are used on projects internationally.

For a building owner outside the US or UK, the practical difference often comes down to which certification a market, tenant base, or investor group already recognises, rather than one system being objectively more rigorous than the other.
