Industry Leaders Gather at 40 Leadenhall to Explore the Future of Operational Building Performance
Bueno Analytics hosted How AI is Transforming Building Operations at 40 Leadenhall in London, bringing together leaders from across commercial real estate, engineering, sustainability, and smart building technology to discuss one of the industry’s biggest shifts: the move from static building reporting toward continuous operational optimisation powered by analytics and AI.
Originally planned for 23 April, the event was rescheduled due to the widespread London Underground strike disruptions impacting travel across the city. Despite the delay, the event drew strong attendance and generated extensive discussion around operational analytics, NABERS UK, the UK Net Zero Carbon Building Standard (UKNZCBS), Data-Driven Maintenance (DDM), Fault Detection & Diagnostics (FDD), and the growing role of AI in building operations.
What a venue!
Held inside one of London’s newest premium commercial towers- 40 Leadenhall, the event provided attendees with practical insight into how operational data, analytics, and AI-driven workflows are beginning to reshape the way buildings are delivered, maintained, and optimised.
Session One – 40 Leadenhall & Operational Building Performance
The opening session featured Lee Stentiford, Director of Development Management at Nuveen Real Estate, who shared the journey behind 40 Leadenhall, one of London’s most significant commercial developments.
The discussion explored the scale and complexity of delivering a 900,000 sq. ft commercial building while also maintaining a strong focus on operational performance, commissioning, DLP management, and long-term optimisation.
Today, 40 Leadenhall operates at effectively full occupancy while targeting:
- 5 Star NABERS Energy
- WELL Platinum
- WiredScore Platinum
- SmartScore Platinum
The session reinforced how premium commercial buildings are increasingly moving beyond construction delivery into continuous operational performance management.
“There’s not many chances in a career to deliver a building of this scale, this magnitude, of this significance in the city.”
— Lee Stentiford, Nuveen Real Estate
Lee also highlighted one of the strongest operational lessons from the project:
smart building and analytics scope must be embedded early in the project lifecycle to ensure systems, integrations, and operational workflows are properly aligned before handover.
The session also explored how analytics platforms are increasingly supporting:
- commissioning validation
- DLP defect identification
- operational optimisation
- NABERS performance tracking
- long-term operational visibility
Session Two – UKNZCBS, NABERS UK & Operational Decarbonisation
The second session featured a fireside discussion between Hugh Amoyal, CEO of Bueno Analytics, and Chris Wright, Head of Sustainability & Decarbonisation at Avison Young.
The discussion focused on how the UK Net Zero Carbon Building Standard (UKNZCBS) and NABERS UK are reshaping expectations around operational performance and decarbonisation across UK commercial real estate.
A major theme throughout the session was the industry’s growing shift away from theoretical modelling and toward measurable operational outcomes.
Chris explained how the UKNZCBS was developed collaboratively by industry bodies including CIBSE, LETI, RIBA, RICS, BBP, and BRE to create operational pathways aligned with the UK’s 2050 net zero targets.
“This is linked wholly to the UK targets.”
— Chris Wright, Avison Young
The session also explored how NABERS UK is increasingly being recognised as one of the clearest operational performance frameworks currently available in the UK market.
Topics discussed included:
- operational energy performance
- ESG reporting
- data quality
- continuous optimization
- operational verification
- the growing role of analytics and AI in decarbonisation pathways
One of the strongest messages from the discussion was that the future of sustainability reporting will rely heavily on verified operational building performance rather than static reporting or design intent alone.
Session Three – Going Beyond the Meter with FDD & Data-Driven Maintenance UK
The final session brought together a panel of operational and engineering leaders to discuss how building analytics is evolving beyond dashboards and metering into operational intelligence and Data-Driven Maintenance UK.
Moderated by Claire Callan from WSP, the panel included:
- Allan Fourie, JLL
- Nadine Lawless, Avison Young
- Suki Gilliland, CBRE GWS
The discussion explored how AI, FDD, and equipment-level analytics are helping operational teams identify hidden inefficiencies, reduce manual investigation, and improve maintenance workflows across complex buildings.
A recurring theme was that analytics alone do not create operational outcomes. Long-term success still depends heavily on engineering engagement, operational adoption, governance, and trusted workflows.
The panel also delivered one of the most candid discussions of the evening around the rapid growth of AI startups entering the building optimisation market.
Allan Fourie highlighted concerns around immature AI platforms with limited operational history and small datasets, warning that poorly implemented analytics projects risk damaging long-term trust in operational AI technologies.
The discussion reinforced the importance of:
- mature operational datasets
- domain expertise
- scalability
- operational validation
- long-term deployment experience
rather than simply applying AI interfaces over limited historical building data.
Key Themes & Takeaways from the Evening
Across all three sessions, several consistent themes emerged:
- the industry is moving beyond static reporting and dashboards
- operational performance is becoming increasingly important
- AI and analytics are now delivering measurable operational outcomes
- data quality and operational trust remain critical
- continuous optimisation is replacing periodic reviews
- engineering engagement remains essential to long-term success
The event also reinforced how rapidly the UK market is evolving around:
- NABERS UK
- operational ESG reporting
- FDD and DDM workflows
- AI-driven operational analytics
- measurable building performance
Rather than focusing solely on design intent, the industry is increasingly shifting toward operational accountability, continuous commissioning, and long-term performance management.
Looking Ahead
As the evening concluded, one message became increasingly clear, that the future of commercial real estate will be operational, data-driven, and continuously optimised.
The combination of analytics, AI, operational workflows, and engineering expertise is beginning to reshape how buildings are managed across their entire lifecycle, from commissioning and DLP through to long-term optimisation and decarbonisation.
Bueno Analytics would like to thank all speakers, panellists, attendees, and partners who contributed to the success of the event at 40 Leadenhall.
Additional session videos and speaker highlights will be released over the coming weeks.
Networking & Industry Conversations
The evening concluded with networking drinks overlooking the London skyline at 40 Leadenhall, giving attendees the opportunity to continue conversations around AI, operational building performance, NABERS UK, and the future of smart building analytics.
The networking session brought together property owners, sustainability leaders, engineers, consultants, and technology specialists from across the UK commercial real estate sector, reinforcing the growing industry focus on operational performance, measurable outcomes, and practical pathways toward decarbonisation.
