Dexus<\/a> is one of Australia\u2019s leading, fully integrated real estate groups, managing a high-quality national property portfolio valued at $57.1 billion. Since 2014, Dexus has partnered with Bueno to support holistic property optimisation, with a focus on achieving NABERS and ESG outcomes while continually improving energy and water benchmarks.<\/p>

The Challenge \u2013 Integrating complex systems across a national portfolio<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

Deploying Bueno\u2019s analytics platform across 23 Dexus properties\u2014covering 760,000m\u00b2 and over 160,000 data points\u2014posed a significant technical challenge. Each building had its own mix of Building Management Systems (BMS), Energy Management Systems (EMS), and digital infrastructure, requiring custom integration approaches.<\/p>\n

Some systems allowed data access via API, others via CSV exports or direct connections. Metering also varied: some buildings had meters connected through the BMS, others required a cutover of the EMS, and a few lacked digital metering entirely.<\/p>\n

On top of this, the HVAC configurations across the portfolio differed considerably\u2014from chilled beam to variable air volume systems, and tri-generation to traditional chiller\/boiler setups. Delivering effective optimisation required a detailed, site-specific understanding to develop and implement best-practice recommendations. Bueno successfully met each of these integration and operational challenges.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t

To meet Dexus\u2019 objectives, Bueno implemented its comprehensive Building Optimisation Module<\/strong>. This holistic solution included deployment, platform integration, reporting, Energy Management (EMS), Fault Detection & Diagnostics (FDD), and building optimisation capabilities.<\/p>

Working closely with Dexus stakeholders\u2014including National Operations Managers, National Sustainability Managers, Technology Managers, and Facilities Teams\u2014Bueno focused on key outcomes:<\/p>
